This program is designed to assist tenants and landlords within New Haven in conjunction with other state programs. This program has different requirements for tenants and landlords. Landlord requirements demand that the property is not delinquent insofar as tax or other liens and not getting mortgage assistance. This program is designed to mitigate any damage that has been created by COVID, there is no guarantee that the program will stop a foreclosure or other legal proceedings against the property. The program will provide up to three thousand dollars in back rent so long as the landlord waives the balance of back rent and late fees. Landlord will also agree to not start eviction against tenant. This only covers COVID based rent loss and the amount given may not covert the entirely of the back rent. There is also a grant to cover up to 4000 dollar in back mortgage payments.
While this maybe a good source of income for landlord’s who have been impacted by the COVID the amount of money available is very low and the landlord needs to make too many concessions in favor of the tenant —creating zero balance, not starting evictions. While this program may be helpful it is suggested that the landlord contact an attorney before they move forward.
Many landlords have found themselves in poor situations because of the pandemic. This can be a learning experience: at Farm River Property Management we always counsel our clients to screen tenants extensively. We utilize cutting edge software that runs criminal, background, and automatically confirms references.
